About 800 to 1200 sq. ft. is fine for a Golf Hut.  I would rather see a smaller store in a good location than a larger store in a poor location.  Since overhead is so important, I wouldn't go paying too high of a rent.

A one year lease is advisable at first.  The reason is, maybe you couldn't quite get the location you wanted and a better one may come open within the year (30 days or more prior to start of store installation).  Our stores will not contain large built in counters and will look permanent but could be moved and set up elsewhere in a couple of days.  It is better to put off getting the store open than to just take one that is available.
